The process of buying real estate in Calabria

Buying a property in 3 steps:

1 step

So, you came to us to find the property of your dreams, saw live various options for real estate suitable for your request, and now, in front of you - a townhouse, apartment or villa, area and location, mountain views, road to the sea, price - everything meets your expectations and goals. You make the decision to buy.

We immediately block the property for example for 30 days and sign a reservation form confirming the intention to purchase. We discuss with you the payment schedule and the date of signing the final sales contract. When signing the reservation form, you make the first minor payment, which confirms your serious intention to purchase. After that, the developer or owner is not allowed to sell the property for 30 days and during this period we conclude a preliminary contract.

2 step

Signing of a preliminary contract, which guarantees compliance with all the terms of the transaction: a fixed price, type and terms of payment, planimetry of the object, all legal and technical data, the date of settlement with a final notarial deed confirming that this object is not mortgaged, is not subject to confiscation, has no others encumbrances.

A preliminary contract in Italy is signed in case of payment by installments, as well as payment for real estate through a foreign bank, i.e. in the event that you have not transferred funds to an Italian bank to conclude a transaction. If desired, a preliminary contract can be registered with a notary, this service is paid. You can find out all the details of the procedure by contacting us.

3 step

Conclusion of the final contract with a notary (contratto finale). By this time, you must have a fiscal code open. You can do it yourself or with our help after signing the booking form in Italy. Then we agree on a date with you, and we meet to sign the final contract. About two hours in the company of a notary, our lawyer and two translators - and you are the owner of your apartment!

Making a deal in 2 steps:

By mutual agreement, you can skip the stage of signing the preliminary contract. So, you came to us, chose a property and decided that you are ready to go straight to the notary and you do not need an installment plan.

1 step

We reserve the object, because in any case, we need time to complete the transaction. After the reserve, the object is removed from sale for 30 days, and we resolve the remaining issues. We open a fiscal code and a bank account for you, because payment without a preliminary contract can only be made from an Italian bank by blocking funds in the account. Accordingly, you transfer the required amount to the account.

2 step

Conclusion of the final contract with a notary (contratto finale) So, we have everything ready, we agree on a date with you, and you come to sign the final contract. As in the other option - after 2 hours in the company of a notary, our lawyer and two translators, you become the owner of real estate in Italy.

Tax conditions in Italian law.

You should already have a fiscal code open and the money has been transferred to an account in an Italian bank. You arrive at the appointed time, and we immediately go to the notary to register the selected property for you.
